A contractor called out to repair a water heater in Alcona County is not walking into a system worn down by relentless weather stress. 22 severe weather events were recorded in Alcona County, Michigan between 2015 and 2024. At that rate, severe weather is an event in this area, not a steady operating condition. Sediment buildup, a failing heating element, a worn anode rod, a poorly seated connection from the original install: those are what a contractor finds when they open the job. The weather record here does not explain most failures, and a diagnosis that reaches for it first is skipping the more likely answers.

Half the homes in Alcona County, Michigan were built in 1974 or earlier (2020-2024 ACS 5-year). A water heater old enough to match that housing stock draws on a parts supply that has thinned considerably. When a contractor opens the unit, what decides the repair is whether the valve, element, or control board it needs is still in production or has to be sourced from remaining inventory. If the part exists, the job is straightforward. If it does not, the contractor is pricing a replacement before they have finished the diagnosis, and the homeowner is making a different decision than the one they called about.

The Parts of a Water Heater a Contractor Checks During a Repair

Isometric cutaway illustration of a small house showing interior rooms with a bathroom, furniture, and a cylindrical water heater connected to piping running up through the roof.

The tank itself sits in a utility room, basement, or closet and holds the water that gets heated and distributed through the house. A burner or heating element at the base or interior does the actual heating work, and the thermostat mounted on the tank controls when it fires. When a repair call comes in, these are the pieces a contractor looks at first.

The anode rod runs down through the top of the tank and slows corrosion from the inside. The pressure relief valve, typically mounted on the side near the top, releases if pressure builds too high. The dip tube carries cold water to the bottom of the tank so hot water can rise and exit through the outlet at the top.

The drawing shows a general layout of these components, and a licensed contractor determines which of them applies to the specific unit and setup in your home.
