A water heater that fails in Muskegon County has almost certainly been failing quietly for a while. 50 severe weather events were recorded in Muskegon County, Michigan between 2015 and 2024. At that rate, severe weather is an occasional fact of life here, not a standing operating condition, which means a contractor diagnosing a broken unit looks first at sediment buildup, anode rod condition, and how long the system has been in service. Those are what give out. A unit that has gone years without a flush or an inspection carries its own damage well before any storm arrives.

Half the homes in Muskegon County, Michigan were built in 1969 or earlier (2020-2024 ACS 5-year). A water heater that has been running in a house of that age has likely been through at least one replacement already, but the current unit is old enough that the parts it takes sit at the edge of what distributors carry. When a contractor opens the unit, what decides the repair is whether the valve, element, thermostat, or anode rod it needs can still be sourced, and how far out that part is. Some repairs close in a day. Others stall on a back-order that changes the math on repair versus replace.

The Parts of a Water Heater a Contractor Checks During a Repair

Isometric line illustration of a cutaway house with a dark tiled roof, showing interior rooms with a bed, sinks and a bathroom, and a central cylindrical water heater connected to a tall vertical flue pipe through the roof.

The tank is the piece a homeowner notices first, a large insulated cylinder that sits in a utility room, basement, or closet and holds the water supply until it is needed. Attached at the top are the hot and cold water lines. The dip tube runs cold water to the bottom of the tank, and the anode rod runs down through the interior to slow corrosion of the tank wall. When any of these are the source of trouble, a contractor will find signs at or inside the tank itself.

The thermostat and heating elements sit on the tank's exterior and interior respectively, and together they control how the water gets brought up to temperature and held there. A pressure relief valve mounts to the tank's side as a safety device, and a drain valve sits near the base. The flue or exhaust connection runs from the top of the unit on gas models.

The drawing shows a general layout of these components, and a licensed contractor determines which of them apply to the specific unit and installation in your home.
